Do you need a sworn translation of a Land Registry Extract, title deed or other property document for use in Spain? I am Sergio Boix Mira, Spanish Sworn Translator of English No. 4473, appointed by Spain’s Ministry of Foreign Affairs. I translate property documents written in English or Spanish, regardless of the country in which they were issued.
The service covers documents concerning property, ownership, Charges, sales and purchases, and mortgages. The translation faithfully reflects the source document. It is not property, Land Registry, tax or legal advice and does not determine the requirements of a particular transaction.

Property documents I can translate
Depending on the document, country and procedure, a sworn translation may be required. Examples include:
- Spanish Notas Simples and Land Registry certificates.
- Land Registry Extracts and other information from a Land Registry.
- Title deeds and property purchase deeds.
- Mortgage deeds and documents connected with mortgages.
- Ownership, transfer and property documents.
- Certificates or entries concerning Charges.
- Contracts relating to property.
- Banking documents associated with a property purchase, sale or financing.
- Probate documents concerning property, where relevant.
- Other administrative, notarial or court documents connected with real estate.
This list gives examples of documents I can translate. It does not mean that every document requires a sworn translation or that the same paperwork is suitable for every procedure.
Spanish Notas Simples and Land Registry documents
I translate Spanish Notas Simples and Land Registry certificates into English, as well as property documents written in English into Spanish. In this context, I use Land Registry Extract for Nota Simple and Land Registry for Registro de la Propiedad where those terms are appropriate to the document.
A Spanish Nota Simple may describe the finca or registered property, ownership, pleno dominio or full ownership, and cargas or Charges. The translation follows the actual document and does not imply that foreign registration systems are exact equivalents of the Spanish system.
Title deeds, property purchases and mortgages
I also translate title deeds, property purchase deeds, mortgage deeds, contracts and documents linked to the financing or transfer of property. These may be needed for a sale or purchase, proof of ownership, a mortgage, financing, probate involving real estate, or notarial, administrative or court proceedings.
Banking documents are covered here when they form part of the property file. For account statements, balance certificates or other standalone financial records, see my sworn translation service for banking and financial documents.
Spanish property documents translated into English
I translate Spanish Notas Simples, Land Registry certificates, title deeds, mortgage documents and other Spanish property paperwork into English. They may be intended for lawyers, notaries, banks, authorities, buyers, sellers or other institutions and professionals outside Spain.
For use outside Spain, requirements should be checked in advance with the receiving authority, institution or professional. Acceptance, format and any additional formality depend on the country, document and procedure.
English-language property documents translated into Spanish
I translate property documents written in English into Spanish regardless of the country of issue. They may come, for example, from the United Kingdom, United States, Ireland, Canada or Australia. These are examples rather than limits on the service.
Land registration systems, property rights and documentary forms vary between jurisdictions. I preserve the information in the source document and use terminology appropriate to its context without claiming exact equivalence with Spanish institutions.
Common uses for property document translations
- Property purchases and sales, and proof of ownership.
- Mortgages, financing and related banking documentation.
- Probate or inheritance matters involving property.
- Notarial, administrative or court proceedings.
- Submission to lawyers, notaries, banks or public authorities.
- Use of Spanish documents abroad.
- Use of foreign documents in Spain.
If your file concerns an inheritance or authority granted to another person, you can also consult my services for inheritance and probate documents and powers of attorney.
Apostille and legalisation
A sworn translation and an apostille or legalisation serve different purposes. Not every property document needs an apostille. The requirement depends on the country of issue or destination, the document, the procedure and the receiving authority.
Where relevant, an apostille may be governed by the Hague Convention of 5 October 1961. Before commissioning the translation, check the specific requirements with the organisation, notary, lawyer, bank or professional receiving the documents.
Sending documents for a quote
You can send a PDF, scan or clear photograph so I can review the document and prepare a quote. All pages, stamps, signatures and relevant annotations should be legible. Sending a copy for quotation does not mean that the same format will be sufficient for the final procedure; the receiving authority or professional decides what it will accept.
How the service works
- Send the document: share a legible copy by email or WhatsApp and, if known, state the country and intended recipient.
- Quote and timescale: I review the file and confirm the price, expected date and delivery format before starting.
- Sworn translation: I prepare a faithful translation of the document and its certification.
- Delivery: you receive the work in the agreed format. Urgent service may be available where length and availability permit.
